2018 Shadow Creek Ranch HOA Assessments
Shadow Creek Ranch HOA assessments are due on January 1st of each year and provide for services in the community such as code enforcement, upkeep of amenities (pool, recreation centers), and landscaping just to name a few. Every owner has an obligation to pay the annual assessment. Please note, if you do not receive a statement, you must contact FirstService Residential immediately to confirm your balance and ensure it is paid on time.

COLLECTION POLICY: Finance charges are applied on the last day of each month. On February 1st, a
$100.00 late fee is applied to all unpaid accounts. If your account remains delinquent, in March a Notice of Lien Affidavit and a fee will be placed on delinquent accounts. In April, the Board will consider sending accounts to the Association’s attorney to begin legal collection efforts. All costs incurred and legal fees will be charged back to the account.
PAYMENT PLANS: If you are unable to pay the full balance by the due date, please contact our office to set up a payment plan. Interest will continue to accrue, but the collection steps noted above will be suspended once the payment plan is accepted and payments are made in accordance with the payment plan agreement.
NOTE: The Association is not required to enter into a payment plan with an owner who failed to honor the terms of a previous payment plan during the two years following the owner’s default.
